Let's walk along the old Yaroslavl highway from the monument to Gregory Pushka to Bratovshchina.

The first village on this road is Novaya Derevnya.
This road has seen many events in ancient times. Passing and driving along it, travelers seemed to unroll a scroll historical fate our people, our country. Let's try to read this scroll.
In the XIY-XY centuries. the road connects Moscow with the northeast. Then they traveled along it not only to Pereslavl-Zalessky and Rostov the Great, but also to Vladimir and Suzdal.
Since the 15th century, pilgrims have walked along this road on pilgrimage to the Trinity-Sergius Monastery.

The settlement in this place supposedly formed in the form of settlements - it was separated from the large village of Pushkino. IN mid-18th century century, next to the current Novaya Derevnya, there was the village of Ofrosinki on the Yamenets (Serebryanka) river, belonging to the Trinity-Sergius Monastery.
This village was first mentioned in 1573 (according to the scribe book of the Moscow State).
One of the written sources where Novaya Derevnya is mentioned is the “Journal of Pedestrians from Moscow to Rostov and Back to Moscow,” published in 1830 (author M.N. Makarov).

According to the population census in 1859, there were 45 households in the village of Novaya Derevnya. In 1897 there were already 89 peasant farms and 480 people lived here.

The first building that we will see on our route is a two-story stone house, to which a beautiful alley leads.

This is a school. According to local historians: “In 1911, the zemstvo built primary school with three classrooms, apartments for teachers, a library and a large kitchen. Classes were located on the first floor, teachers lived on the second. They also planted an orchard, dug a well, and built a guardhouse.” The students of the Armandov school from Pushkino were considered superior to the zemstvo students. The Armandovites shouted: “Hey, you zemstvo bourgeois, come to us for cabbage soup, but we didn’t give it to you!” The zemskys answered: “And you, Armandov’s reckless drivers, killed a cat on the stove!”

At Soviet power The school housed Novoderevenskaya Elementary School.

In 1974, the children's art school named after E.I. Kamzolkin, which was headed for a long time by S.S. Rubtsov, Honored Artist of Russia, moved to this premises.

Moving forward along the road, we remember the history of the area.
In 1930, a collective farm was formed in Novaya Derevnya. They named it after the first red officer Klim Voroshilov.
In 1933, residents of the village of Akulovo, which was flooded by the Uchinsky reservoir of the Moscow-Volga canal, were resettled to Novaya Derevnya. But only those who worked on the local collective farm were resettled; the rest moved to the village of Klyazma. On Kolkhoznaya street 76.

there is a rebuilt house (now it is a private property). Local historians and lovers of the poetry of Vladimir Mayakovsky know this house as Rumyantsev’s dacha, in which the poet wrote his famous poem“An extraordinary adventure that happened with Vladimir Mayakovsky in the summer at the dacha.” She was transported here from Shark Mountain in 1933, saving her from flooding. In 1953, the dacha was rebuilt. But for many years, when access to the house was open, teachers from surrounding schools led excursions here. And in 2003, the owners of the dacha changed, it was rebuilt again, a second floor was erected and surrounded by a high fence.
But let's return to Central Street. Moving forward, we see an overgrown pond.

On the opposite side of the road: another attraction of the village is the weeping birch tree.

The next object of our attention will be an old shop by the road.

There are new wells along the road.

There are very few old houses.

Today the village is being built up with two-story mansions. And this is a retro car - leaning forlornly against the fence.

And the road, meanwhile, brings us to the Temple.

This temple will tell us about another time.
In 1874 at the Pushkin station of the Moscow-Yaroslavl railway With the blessing and permission of His Eminence, a cold church was built and consecrated in the name of the Bogolyubskaya Mother of God, for services to be performed in it mainly in summer time for those coming to their dachas from Moscow. Meanwhile, the cold in the church was an important inconvenience for the health of pilgrims. It was decided to build a new small wooden church in honor of the Holy Spirit of God. And in 1875, a warm wooden one was built, dedicated to the Holy Spirit.
The Church of the Presentation of the Lord, which now exists in Novaya Derevnya, is that warm second church at Pushkin Station. In 1922, the temple, with the permission of the Chairman of the All-Russian Central Executive Committee M.I. Kalinin was dismantled and transported to Novaya Derevnya, as reported by the security board on the facade of the church. The question arises why the temple was previously dedicated to the Holy Spirit, but now it is called the Presentation of the Lord. Such renamings are allowed and have happened in history. Perhaps this is due to the fact that the transportation of the temple took place in winter for the feast of the Presentation of the Lord.

In 1981, the side throne was consecrated in the name of the Holy Spirit, therefore the patronal feast is celebrated on the second day of the Holy Trinity on the day of the Holy Spirit.

In 1992, in the village of Novaya Derevnya, a site was consecrated for the construction of a temple in the name of Alexander Nevsky. On November 20, 2001, the throne of the temple was consecrated, now there is a service in it, a Sunday school operates, a baptism and icon painting workshops are located there.

At the origins of the discovery Sunday school and the construction of the Baptism was Father Alexander Men.
From February 12, 1970, until his tragic death, on September 9, 1990, Archpriest Father served in the Sretensky Church. His grave is next to the temple.

In the Project Declarations of this residential complex, its address is indicated as Moscow region, Pushkinsky district, Pushkino city, microdistrict. New Village. The village promises to be quite large at the end - the total number of residential buildings is unknown even to the developer of the residential complex "Novoye Pushkino". In any case, residential complexes of this scale have not yet been built within the boundaries of Pushkino, and for a city with a population of about 110,000 people, the new Complex will be very useful. By the way, the rustic motifs, fortunately, did not dissolve among the glass and concrete - the residential complex is surrounded by forests and various reservoirs, among which we highlight the Uchinskoye reservoir, the Serebryanka and Skalba rivers.

Yaroslavskoe Highway, the main highway along which major settlements This part of the Moscow Region from Ivanteevka and Shchelkovo to Korolev and Mytishchi runs almost three kilometers from the Complex.

REASONABLE SUFFICIENCY

The complex is being built in the same style: the facades of its monolithic multi-section houses of varying number of storeys are finished with brick of two shades. Elevators from the Shcherbinsky plant are installed in the entrances; garbage chutes are not provided; the first floors are intended for commercial infrastructure enterprises. The General Plan clearly shows several separate multi-level parking lots - work on their construction will begin at later stages of construction. LAYOUTS

Among the apartments, one- and two-room options predominate; there are very few three-room apartments in the residential complex; in some buildings there are none at all.

The areas of the apartments fit into a narrow range, unusual even for standard panel houses - there are frankly small apartments here, but really large ones are a rarity. However, there is still room for maneuver.

IN one-room apartments with an area from 33.5 to 37.4 sq. m everything will be clear and familiar - a modest-sized kitchen and a livable living room. The only available option is a dressing room at the entrance. In one-room apartments with an area of ​​39 sq. m “extra” meters went to the kitchen, making such apartments much more comfortable:

As mentioned above, with three-room apartments There is tension here, in buildings 13 and 16 they have almost completely been replaced by Euro-three rubles:


More or less decent three rubles ended up in one section of building 13 next to the four-room apartments that somehow miraculously ended up here.


For the most part, apartments are rented without finishing (with the exception of buildings No. 9 and No. 14) with built-in interior walls. Each apartment, starting from the second floor, has a mandatory loggia; the ceiling height after screeding will be 2.8 m.

PURCHASE SCHEME

The residential complex “New Pushkino” has its own separate multi-page official website. However, almost all information about the Complex is duplicated in a separate section on the website of its seller, the Ingrad Real Estate Company (formerly Domus Finance). The sales office is located at Pushkino, Yaroslavskaya highway, 36 km, possession 1, building 1.


The apartment will be purchased on the basis of Federal Law-214; the agreement for participation in shared construction will include Flagman LLC as the Developer, the only participant of which is Ingrad OJSC. The sale of apartments in Buildings 17, 18, 26 is carried out through escrow accounts. When concluding a reservation agreement, it is necessary to make an advance payment in the amount of 30,000 rubles, the main amount is transferred to the Developer’s account within 5 days after the state registration of the DDU. The Complex has buyback programs, interest-free installments for a period of 3 months and installments until the end of construction with monthly payments at 1% on the balance of the payment. This Complex is at a stage of construction at which apartments are being sold quite quickly - houses are growing before our eyes, deadlines are being met, the conveyor has been running for a long time. Certain compromises here are noticeable to the naked eye, but the advantages accumulated in affordable prices for apartments outweigh everything.

Until 2029 (everything is very serious), the construction of this project is planned 20 kilometers from the Moscow Ring Road.

On the one hand, the new residential complex in Pushkin does not shine with originality: rows of monolithic brick high-rises in sand and chocolate tones. Small apartments with ergonomic layouts without “raisins” such as panoramic glazing, windows in bathrooms, etc. And the title is not a model for a marketing textbook. In general, all without pretense of a wow effect.

First impression

But there is something that commands respect. First of all, compliance appearance ready-made rendering queues. To be honest, not all developers strive to ensure that in the end everything is “as in the picture” (especially when it comes to economy class residential complexes)

Vidnoye city

In this case, the builders preserved the windproof plantings that bordered the strawberry fields that once existed here. Therefore, new residents here will not have to wait for the trees to mature - the area already looks quite nice.

Children's and sports grounds adequate to modern times, walking areas, benches, kindergartens, schools: everything is there. The developer also meets the deadlines (not counting a slight delay in the first stage, which was associated with the need to build the entire engineering infrastructure for the residential complex - a boiler room, an electrical substation and a water intake unit). So this project can be praised for its honesty, and that's something.

Location

The complex occupies almost 100 hectares of former agricultural fields. The address of the site in the project declarations is indicated as “Moscow region, Pushkinsky district, Pushkino city, microdistrict. New Village." By private transport you can get to the Moscow Ring Road in about half an hour. There is also a public one: bus No. 451 runs from the VDNH metro station, and bus No. 509 from Medvedkovo.

It must be said that Pushkino is one of the most attractive towns in the northern part of the Moscow region. 110 thousand people - small, but not overpopulated. Every 20-30 minutes there are trains to the Yaroslavsky station (there are more than a hundred round trip flights per day). True, residents of the Complex will have to travel one and a half kilometers to the Zavety Ilyich platform, and to the station. "Pushkino" - 1.8 km.

The city boasts quality music education (several specialized schools, Prokofiev School, own international festivals and competitions). There are three sports centers with swimming pools, and quite decent places for family walks and outdoor recreation (Uchinskoye Reservoir, Serebryanka River, parks, forests).

Who is building what?

De jure (according to the project declaration) the developer is the Flagman company. But its only founder is the construction giant Ingrad - the actual developer of the project.

Three stages of construction include 44 multi-section buildings with a height of 12 to 17 floors, kindergartens and schools (a complete “set” for each stage), sports and medical center, commercial premises, engineering infrastructure facilities, internal passages and roads. Parking spaces are regular street plus multi-level, with 357 parking spaces for each line.

It’s convenient that each line forms its own separate small quarter - you won’t have to live at the construction site until the 29th year. True, the clinic and sports complex are planned only at the end of the entire project. But residents of the Complex receive Pushkin’s registration, and the city already has everything they need.

Construction and planning technology

The houses are a monolith with walls made of foam blocks plus brick cladding. As a result, the thickness of the external walls is about 50 cm. The loggias have cold glazing, the height of the ceilings “from concrete to concrete” is 2 meters 80 centimeters. Perhaps the only significant omission of the designers of the New Pushkino residential complex is the lack of special places for external air conditioning units. Since there are no unglazed balconies in the houses either, split systems will make their own adjustments to the appearance of the facades. You can admire the effect in the photo from the official website (look closely at the wall of the house on the left).

The main feature of the planning solutions in the New Building is the emphasis on one- and two-room apartments (“three rubles” in the complex is no more than 10%).

But depending on the housing, you can choose a larger or smaller “one-room apartment” or “two-room apartment”, and with different options space layout. The apartments are rented with a rough finish or with a ready renovation (there are two color options to choose from: “onyx” and “aquamarine”).

All sales are in accordance with Federal Law No. 214, military mortgages and certificates for maternity capital are valid.

What do they say on the forums?

A positive response from buyers is caused by the speed of construction, the usefulness of the infrastructure, the “greenness” of the residential complex and affordable prices. The criticism mainly concerns the outdated size of the kitchens: the designers decided that 8.5-9 “squares” would be enough, but not all residents agree with them (which is understandable).

Controversial ones are all dedicated to garbage chutes. Those who are used to not carrying their bags far complain, the rest are happy that there will be no smell in the entrances, which everyone knows.
